Use of AI Technology. Instazell uses or may use artificial intelligence, machine learning, automated valuation models, and related technologies to analyze property information, assess visible property conditions, and generate preliminary estimates or potential offer ranges.
Information Processed. When you use our AI property evaluation services, we may process information including property addresses, photographs, descriptions, property characteristics, estimated values, public property records, and other information you submit or authorize us to obtain. Uploaded photographs and documents may contain metadata or incidental personal information.
Purpose of AI Processing. We may use AI technologies to:
- Identify and evaluate visible property features and conditions, including roofs, siding, windows, kitchens, bathrooms, flooring, landscaping, and other property components.
- Generate preliminary property condition assessments and estimated valuation adjustments.
- Analyze property information alongside available real estate market data.
- Identify incomplete, inconsistent, or potentially inaccurate submissions.

Third-Party Artificial Intelligence Providers. InstaZell uses paid commercial application programming interfaces (APIs) provided by third-party artificial intelligence companies, including OpenAI, Anthropic (Claude), Google (Gemini), and xAI (Grok), to evaluate properties and generate AI-assisted results.
When customers use our AI property evaluation tools, uploaded property photographs, property addresses, descriptions, and other relevant information may be securely transmitted to one or more of these providers for automated analysis.
These providers process information under their applicable commercial agreements, privacy terms, and data protection practices. Their commercial API services generally do not use customer-submitted information for AI model training by default, subject to applicable agreements, settings, and exceptions.
Certain information may be temporarily retained by these providers for security, abuse prevention, legal compliance, or other permitted operational purposes.
InstaZell may add, replace, or discontinue AI technology providers as its Services evolve. We will update our privacy disclosures when required by applicable law.
Customers may submit requests regarding their personal information, including requests to delete property leads and uploaded photographs, by contacting [email protected]. Requests will be processed in accordance with applicable privacy laws and legitimate retention obligations.
AI-Generated Results. AI-generated evaluations are estimates based on available information and may contain errors or omissions. Instazell may review or revise evaluation results when additional information becomes available. AI evaluations are not professional appraisals or guaranteed offers.
Storage and Retention. Information submitted through our AI evaluation tools, including photographs, property details, and generated reports, may be retained in accordance with Section 8 of this Privacy Policy, applicable legal obligations, and our operational needs.
Privacy Choices. Users may exercise applicable privacy rights, including requesting access to, correction of, or deletion of personal information, as described in Sections 11 and 12 of this Privacy Policy. Certain information may be retained where permitted or required by law.
4. Cookies and Similar Technologies
We and third parties may use cookies, pixels, tags, local storage, session-replay or form- analytics tools, and similar technologies to keep the Services functioning, remember preferences, measure traffic and performance, understand form completion, prevent fraud, and support advertising or attribution. These technologies may collect device, browser, usage, and approximate-location information over time and across websites or services.
You can adjust browser settings to block or delete cookies, but some features may not work properly. Where required, we will provide a cookie or privacy-choice tool. We will treat legally recognized browser-based opt-out signals, such as Global Privacy Control, as requests to opt out of sale or sharing/targeted advertising for the browser or device from which the signal is sent, where required by applicable law. Other “Do Not Track” signals may not have a common legal or technical standard, and we may not respond to them unless required.
5. How We Disclose Personal Information
We may disclose personal information to the following recipients for the purposes described in this Policy:
- Affiliates and related entities that help operate Instazell or evaluate, finance, purchase, hold, renovate, market, or sell properties;

6. Sale, Sharing, and Targeted Advertising Disclosures
Instazell does not sell personal information for money in the ordinary sense. However, some state privacy laws define “sale,” “sharing,” or “targeted advertising” broadly. If Instazell uses third-party advertising, analytics, or attribution technologies that disclose identifiers, internet activity, approximate location, or related data in exchange for cross-context behavioral advertising or another benefit, those disclosures may be considered a sale or sharing/targeted advertising under applicable law.
Where required, you may opt out through a “Your Privacy Choices” or “Do Not Sell or Share My Personal Information” link made available on the website, by using a recognized opt-out preference signal, or by contacting us as described below. Instazell does not knowingly sell or share for targeted advertising the personal information of consumers under 16.
Mobile telephone numbers, SMS opt-in records, and text-message consent will not be sold or shared with third parties or affiliates for their independent marketing or promotional purposes. We may disclose such information to vendors that help deliver our messaging program and as otherwise required by law.
7. Communications Choices
You may opt out of marketing emails by using the unsubscribe link in the email. You may opt out of text messages by replying STOP to the number that sent the message; reply HELP for assistance. Message and data rates may apply. You may ask to be placed on our internal do- not-call list. Marketing opt-outs do not prevent service, security, legal, or transaction communications where permitted by law. We may need reasonable time to process a request and may retain suppression information so we can honor your choice.
8. Data Retention
We retain personal information for as long as reasonably necessary for the purposes described in this Policy, including to provide the Services, evaluate and complete transactions, maintain business and tax records, comply with legal or licensing obligations, resolve disputes, enforce agreements, prevent fraud, and protect security. Retention periods vary based on the type and sensitivity of the information, the status of an inquiry or transaction, legal requirements, limitation periods, and operational needs. When information is no longer needed, we may delete, deidentify, or securely dispose of it, subject to backups and legal holds.
9. Data Security
We use reasonable administrative, technical, and physical safeguards designed to protect personal information. No website, transmission, storage system, email, text message, or cryptocurrency transaction is completely secure, and we cannot guarantee absolute security. Use secure channels provided for sensitive documents, independently verify payment or wallet instructions with the closing provider through a trusted contact method, and never send private keys, seed phrases, or passwords.
10. Children’s Privacy
The Services are intended for adults aged 18 and older. We do not knowingly collect personal information from children under 13 and do not knowingly sell or share for targeted advertising personal information of consumers under 16. If you believe a child provided personal information, contact us so we can review and take appropriate action.
11. Your Privacy Rights
Depending on where you live and subject to legal exceptions, you may have the right to request that we:
- confirm whether we process your personal information and provide access to or a portable copy of it;
- correct inaccurate personal information;
- delete personal information;
- provide information about categories or specific pieces of personal information collected, sources, purposes, and categories of recipients;
- opt you out of the sale of personal information, sharing for cross-context behavioral advertising, or processing for targeted advertising;
- limit certain uses or disclosures of sensitive personal information, where that right applies;
- opt you out of certain profiling that produces legal or similarly significant effects, if we engage in such processing; or
- allow an appeal if we deny a request, where applicable.
You also have the right not to receive unlawful discriminatory treatment for exercising applicable privacy rights. These rights are not absolute, and we may deny or limit a request where an exception applies, including when information must be retained to complete a transaction, comply with law, detect fraud, secure the Services, or establish or defend legal claims.
12. How to Submit a Privacy Request
To submit a privacy request, email [email protected] with the subject “Privacy Request” or use any privacy request form or toll-free number later posted on Instazell.com. Describe the right you wish to exercise, your state of residence, and the information needed to locate your records. Do not send highly sensitive documents by ordinary email.
We will verify requests using information reasonably related to the request, which may include confirming control of an email address or telephone number, property relationship, account, or other details. We will request only what is reasonably necessary. If we cannot verify your identity or authority, we may be unable to fulfill the request. An authorized agent may submit a request where allowed by law, but we may require proof of authorization and direct identity verification. For an appeal, reply to our decision with “Privacy Appeal” and explain your concern.
13. California and Other U.S. State Disclosures
Residents of states with comprehensive privacy laws may have the rights described above when the law applies to Instazell and the particular information. For California residents, the categories of personal information we may have collected during the preceding 12 months include identifiers; customer-record information; commercial and transaction information; internet or other electronic-network activity; approximate geolocation; audio, electronic, visual, or similar information; professional information when voluntarily provided; inferences drawn from other information; and sensitive personal information when necessary for identity, account, payment, transaction, or legal purposes.
We collect these categories from you, your devices, public records and property databases, affiliates, marketing or referral sources, investors, service providers, and transaction participants. We use and disclose them for the business and commercial purposes and to the recipient categories described in Sections 3 and 5. We do not use or disclose sensitive personal information to infer characteristics about you except as permitted by law. Our retention approach is described in Section 8.
If advertising or analytics practices constitute sale or sharing under California law, the categories involved may include identifiers and internet or network activity disclosed to advertising, analytics, and attribution partners. Instazell does not knowingly sell or share personal information of consumers under 16. We do not offer financial incentives for personal information unless we provide a separate notice describing the material terms.
14. Third-Party Services and Links
The Services may link to or integrate with third-party websites, maps, social networks, analytics tools, e-signature platforms, title or escrow portals, investor sites, and other services. Their privacy practices are governed by their own notices, not this Policy. We are not responsible for third-party privacy or security practices.
15. Changes to This Policy
We may update this Policy to reflect changes in our practices, technology, legal requirements, or Services. We will post the revised Policy with a new effective date and provide additional notice when required. Material changes will apply prospectively unless otherwise permitted by law.
